Inventory in Delaware has been edging higher, with active listings up nearly 9% year over year in June and a bit above May levels. At the same time, contract activity is steady but not surging, as homes sold are roughly flat compared with last year while pending sales and new listings show modest annual gains.
Prices are responding with gradual upward pressure rather than big jumps. The typical home value is up just over 3% from a year ago and a little under 2% from May, while the median list price has climbed more than 5% year over year, suggesting sellers are testing slightly higher price points.
Time on market and supply measures show conditions tilting toward more balance, even though Delaware is still classified as a seller’s market with about 3.8 months of supply. Homes now sit a median of 55 days before selling, and a smaller share are closing above list price, with the average sale-to-list ratio just under 99%, so both pricing and pace matter.
