Active listings are up a little over 8% year over year, while months of supply has climbed more than 37%, signaling more breathing room for shoppers even though the market still leans toward sellers.

On the demand side, buyers continue to engage, with pending sales rising more than 7% compared with last year and edging up month over month as well. Homes are taking longer to sell, with the median days on market at 50, far above last year, which suggests that well‑priced properties matter more as buyers take extra time to decide.

Pricing in Delaware is holding firm but not overheating in this environment of higher inventory and longer marketing times. The typical home value is up just over 2% from a year ago, median list prices are slightly higher than last year but flat month to month, and roughly 26% of homes still sell above list with an average sale‑to‑list ratio just under 99%.
