Holiday’s rolling three-month numbers show prices easing compared with a year ago while activity has cooled more sharply. The typical home value is down about 4% year over year, and homes sold in this period have fallen nearly 30%. New listings and active inventory are also lower than a year ago, pointing to a smaller pool of options for buyers.

Looking at the latest rolling period through April 2026, conditions feel steadier month to month. Median list prices inched up a bit, and pending sales rose compared with the prior three-month window, even as new listings slipped slightly. Inventory stands at 295 homes with about 3.2 months of supply, which is higher than a couple of years ago but still consistent with the area’s seller’s market label.

Homes are taking much longer to sell than they did a year ago, with the median days on market at 53, yet nearly 28% of properties still go under contract within two weeks. Only about 13% of homes are selling above the list price now, and the average sale-to-list ratio sits just under 97%, suggesting buyers have a bit more room to negotiate than in past years. Even with softer prices and slower pace, sellers who price correctly can still attract solid offers.
