Westchase’s rolling three-month data through May 2026 shows prices easing compared to a year ago. The typical home value is down slightly year over year, and the median list price has fallen more noticeably over the same period. At the same time, housing supply has expanded, with months of supply up significantly from last year, signaling a shift away from the very tight conditions seen in 2023.

Viewed through the latest three-month window, buyers are seeing more options while pricing remains relatively steady. Active listings are essentially flat compared to a year ago, but homes are taking much longer to sell, with median days on market more than doubling year over year to 27 days. This extra time on the market suggests buyers have a bit more room to negotiate, even as the average sale-to-list ratio holds close to 98 percent.

Sales activity has cooled only slightly, with homes sold and pending sales just a touch below last year’s levels, while new listings are down more notably year over year. A smaller share of homes is selling above list price than in past peak periods, yet roughly 15 percent still close above asking, and about 38 percent go off-market within two weeks, reflecting selective pockets of strong demand.
