San Mateo currently leans toward sellers, with the market gauge signaling a seller’s market. Months of supply sits at 4.1, just a bit higher than Jacksonville overall, which is at 3.9 months. Typical home values here are also lower than the citywide median, giving buyers relatively more price accessibility.

Looking at this rolling three-month view, prices have eased compared with a year ago, with the typical home value down more than 15 percent year over year.
