Inventory in Miami-Dade County has tightened compared with earlier this year, with about 18,300 active listings in July and an 18 percent year-over-year decline. Contract activity has cooled, as homes sold slipped slightly from last year and pending sales are down a bit more than 3 percent year over year, signaling a slower pace of deals.
Pricing is showing modest upward pressure even as activity eases, with the typical home value edging up around 1 percent and the median list price rising nearly 5 percent over the past year.
