Inventory in Miami-Dade County has eased slightly from earlier in the year, with about 19,800 active listings in June and a modest 1 percent month-over-month uptick but a notable 13 percent drop from a year ago. Contract activity is picking up, as homes sold rose nearly 3 percent from May and roughly 13 percent year over year, while pending sales climbed about 10 percent compared with last June.
Prices are reacting more gradually to these shifts, with the typical home value around $576,000 in June, up about 2 percent from May and nearly flat year over year. List prices are trending softer, with the median list price down roughly 5 percent from last June, and homes are selling for about 95 percent of list on average, with only about 8 percent closing above asking.
Time on market highlights a slower pace, as the median days on market sits near 91 days, longer than earlier this spring and far above levels from a year ago. Months of supply has moved down from double digits over the winter to about 6.9 months in June, still signaling a buyer’s market compared with Florida overall at about 5.2 months of supply.
