Inventory in Miami-Dade County stayed elevated in August, with nearly 18,700 active listings and about 8.5 months of supply, signaling conditions that favor buyers more than the Florida state average of 5.5 months. Contract activity showed mixed momentum, as homes sold declined month over month while pending sales rose roughly 8 percent and new listings increased more than 12 percent.
Pricing has been relatively steady, with the typical home value inching up just over 1 percent from July and barely changing compared with a year ago. Sellers are still adjusting to buyer expectations, as the average sale-to-list ratio sits around 95.5 percent and only about 8 percent of homes close above asking price.
Time on market has eased slightly, with the median days on market down a bit from last month and about 4 percent lower than a year earlier, yet homes still take close to three months to sell on average.
