Pending sales reached 79 for the month, but both inventory and contracts are down compared with last year, and months of supply sits at 4.9, signaling conditions that still lean toward sellers.
Pricing is adjusting to this slower flow, as the typical home value of about $399,350 is down 12.23% year over year and 7.13% month over month. Median list prices are also easing, dipping 3.32% month over month to roughly $439,900, while in nearby Santa Rosa County typical values around $353,547.50 have slipped only slightly by 0.41% over the year.
Homes are taking longer to sell, with the median days on market climbing almost 98% from the prior month and rising more than 15% over the year, giving buyers more time to make decisions. Even so, price adjustments are common, with about 21% of listings seeing a drop and sale-to-list ratios averaging near 0.97, and only about 2% of homes closing above list.
