Inventory in Osceola County is high, with about 5,300 active listings and 6.5 months of supply, putting conditions firmly in buyer’s market territory compared with Florida overall at 5.6 months. Contract activity has cooled from June, as homes sold dropped by about 10 percent month over month while pending sales and new listings also edged down.
Pricing is easing in response to this softer flow of contracts, with the typical home value and median list price both down slightly from a year ago and from last month. Relative to the statewide median sale price, Osceola County is trending a bit lower and has seen a small year-over-year decline even as Florida overall posts modest price growth.
Homes are taking much longer to go under contract than they did a year ago, with median days on market jumping sharply while only about 18 percent of listings go off market within two weeks. Even so, around 11 percent of recent sales still closed above list price and the average sale-to-list ratio remains near 98 percent, indicating sellers can succeed when they are well positioned.
