December’s finalized data reported the typical value of a home in the county to be $390,990—up 3.67% over the previous 12 months. For comparison, state-level data pegged home values at $411,500 in Florida for the most recent reporting period. That number is expected to float around $414,700 in January.
Osceola County had 668 new listings and 621 listings that went under contract in December, decreasing the area’s total available inventory to 3,945—down 9.23% from the previous month. Inventory is projected to have further decreased in January.
Of those 3,945 active listings, 22.05% reduced their price in the month of December. The median listing price for homes in Osceola County grew 0.09% from November to December, bringing the current median listing price to $414,360. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 84 days, compared to 94 days in December 2024.
