St. Andrew’s rolling three-month data through May 2026 points to softer prices compared with a year ago but some renewed momentum lately. The typical home value is down slightly year over year, while the broader Panama City area is seeing a somewhat larger decline. Even with that dip, the current typical home value sits in the low $200,000s, keeping the neighborhood relatively affordable within the city.

Over the latest three-month period, inventory has expanded and demand has cooled compared with last year. Months of supply has climbed to just over seven months, up sharply year over year and higher than Panama City as a whole, signaling more options for buyers and less urgency overall. Homes are still moving, though, with a median of just over a month on the market and about 40 percent going off-market within two weeks, suggesting that well-priced properties continue to attract quick interest.

Sellers are conceding more on price, with the average sale-to-list ratio now in the mid-90s and only a small share of homes closing above asking.
