Town and Country’s rolling three-month snapshot through May 2026 shows some notable month-to-month shifts, with typical home values easing about 5% and median list prices dropping nearly 11% from the prior period. At the same time, homes sold ticked up 20% and new listings jumped more than 50%, signaling more completed deals and fresh options for buyers even as asking prices soften.
Looking back a year for added context, typical home values are down about 14% and median list prices are lower by roughly 22%, pointing to a more affordable landscape than last spring. Only about 17% of recent sales closed above list price, and the average sale-to-list ratio sits just under 98%, so most deals are landing close to asking.
