Tallahassee’s rolling three-month data through May 2026 shows home values trending higher than a year ago, with the typical home value up about 5 percent. Homes sold are also slightly above last year’s level, pointing to steady buyer demand. At the same time, the share of homes selling above list price has eased compared with 2023, suggesting buyers have a bit more room to negotiate than in the recent past.

In the latest period, typical home values sit just under $290,000, closely aligned with a median list price near $288,000. Inventory has shifted, with about 1,500 active listings and roughly four months of supply, indicating more options than a couple of years ago even though supply is still relatively lean.

Pace of sales has slowed notably over the past year, with the median days on market around two months and only about 41 percent of homes going off-market within two weeks, a much smaller share than in 2023. Still, sellers are generally achieving near asking price, with an average sale-to-list ratio about 98 percent and only around 17 percent of homes closing above list.
