Year over year, Tallahassee’s rolling three-month typical home value is up strongly, rising about 11 percent since last June. At the same time, the share of homes selling above list has edged slightly higher, while the average sale-to-list ratio has also ticked up. Conditions still lean toward sellers, reflected in a seller’s market gauge reading.

In the most recent rolling three-month period ending in June 2026, the typical home value is just under $300,000, above the median list price of roughly $286,000. Homes are sitting longer than a year ago, with median days on market up sharply to 58 days, yet 41 percent of properties still go off market within two weeks.

Inventory has thinned compared with last year, with active listings down about 7 percent and new listings also lower, even as the number of homes sold is slightly higher. Months of supply has fallen more than 30 percent year over year to 3.8 months, signaling limited options for buyers despite recent month-to-month gains in listings. Pending sales have dipped compared with last year, suggesting that buyers may be more selective as prices rise.
