Tallahassee home values in this rolling three-month window are up solidly from a year ago, with the typical home value rising about 9 percent. Listing prices have inched up only slightly over the same period, suggesting sellers are being more cautious about pricing. At the same time, the share of homes selling above list has grown modestly year over year, showing that strong listings can still attract extra buyer interest.
Conditions on the ground show a market that has cooled from last year’s intensity but has not stalled. Months of supply has climbed to about 3.9, more than 40 percent higher than a year ago, indicating buyers have more options and a bit more leverage than before.

Even with this shift toward better balance, the area still leans toward a seller’s market, and pricing remains close to list at just over 98 percent of asking.
