The typical home value in the latest rolling three-month period is about 5 percent higher than a year ago, even as homes sold are down more than 18 percent. Inventory has inched slightly lower than last year, yet months of supply has roughly doubled, signaling a looser balance between buyers and sellers.

New listings are up slightly from last year while pending sales have climbed nearly 14 percent year over year, suggesting demand remains steady for well-priced homes. With 4.7 months of supply and 23 percent of homes going off market within two weeks, conditions can feel very different from one price point or neighborhood to another.
