Palmetto Beach’s rolling three-month data through April 2026 shows striking year-over-year shifts. Typical home values are up sharply, rising more than 40 percent compared with a year ago, while median list prices are up at a slower pace. At the same time, homes are taking much longer to sell than last year, with median days on market surging and inventory building.

Looking at current conditions, the typical home value sits around the mid-$200,000s, while the median list price is in the mid-$300,000s, suggesting sellers are often asking well above recent sale prices. Inventory is relatively high for this area, with about six months of supply, far above Tampa’s roughly four months, which points to more options for buyers locally than in the broader city. Even with that higher supply, most homes that do sell move fairly quickly, with a median of about 20 days on the market and more than four out of five going off the market within two weeks.

Sales activity has cooled compared with last year, with fewer homes sold, fewer new listings, and a sizable drop in pending sales on a year-over-year basis. No recent sales closed above list price, and the average sale-to-list ratio has slipped to the low-90-percent range, hinting that buyers often have room to negotiate while sellers need to price carefully.
