Homes in Southeast Tampa are taking longer to sell in this rolling three-month view, with the median days on market at 40 days, up sharply compared with a year ago and well above some recent periods where homes moved in about two to four weeks. That slower pace contrasts with Tampa overall, where supply is lower at 3.9 months and suggests somewhat quicker movement across the broader city.

Prices have adjusted downward over the past year even as properties sit longer. The typical home value is about $567,000, down more than 20 percent year over year in this rolling window, while the median list price is also lower than a year ago. Only a small share of homes, under 4 percent, are selling above list, and the average sale-to-list ratio of roughly 96.5 percent shows buyers have a bit more room to negotiate.

Inventory and activity are both shifting in notable ways. Active listings are slightly lower than a year ago, yet homes sold have increased by more than a quarter and pending sales are up sharply, indicating renewed buyer engagement despite longer marketing times. Months of supply sits around 4.8, higher than the city overall and pointing to more options for buyers than in tighter seller markets.
