Egypt Lake-Leto is leaning toward sellers based on the latest rolling three-month data, but conditions are more balanced than in past years. Months of supply sits at 3.8, still below a clear buyer’s market but much higher than in 2023. Homes are taking longer to sell, with a median of 45 days on market in the current period.

Prices have edged up while not surging, which helps explain the more measured pace. The typical home value is up about 3% year over year, and the median list price has climbed nearly 9% from a year ago, suggesting sellers are testing higher price points as inventory grows. Homes sold over the past three months are down roughly 11% year over year, and only about 11% of properties are closing above list price, a noticeable drop from earlier highs. Even so, the average sale-to-list ratio remains strong at just over 97%, indicating that well-priced homes still attract serious offers.
