Williamsburg’s rolling three-month numbers show prices holding fairly steady compared to a year ago, with the typical home value up less than 1% year over year. Listing prices have risen more noticeably, climbing about 5% from last year. At the same time, homes are taking much longer to sell than a year ago, with median days on market up sharply.

In the latest rolling period ending in May 2026, the typical home value is about $365,000 while the median list price is roughly $397,000. Inventory has grown, with active listings up about 6% year over year, and months of supply has surged to 6.5 months from around 2 months a year earlier, signaling a much looser market. Even with more choices, only about 10% of homes sold above list, and the average sale-to-list ratio sits just under 98%, suggesting modest room for negotiation.

Demand appears softer than last year, with homes sold over the rolling three months down about 15% year over year and pending sales falling nearly 30%. New listings dipped slightly during the same period, which helps explain why prices have not moved dramatically despite slower sales.
