Active listings are up nearly 29 percent year over year to 80 homes, while homes sold have jumped about 67 percent over the same period, signaling more closings moving through the pipeline.

Pricing is adjusting as this activity unfolds, with the typical home value down nearly 10 percent year over year even as the median list price is roughly flat. Homes are still moving at a steady clip, spending a median of 19 days on the market, and about 10 percent of properties are selling above list, while the average sale-to-list ratio sits just under 98 percent.

Market balance has shifted toward sellers overall, with about 3.8 months of supply, down sharply from a year ago and consistent with the current seller’s market gauge. Because active listings, new listings, and pending sales have all risen compared with last year, buyers face more options but also more decisions, and sellers must price thoughtfully in a softening value environment.
