Compared with a year earlier, active listings are lower by nearly 10%, while new listings have fallen even more, pointing to fewer fresh options coming to market.

In the latest period, buyers are seeing a median list price just over $412,000 and about 4.6 months of supply, which suggests conditions are tilting toward balance rather than extreme tightness. Homes are taking longer to sell than they did a year or two ago, with a median of 48 days on market in this rolling window, yet the share of sales closing above list price has inched up to just over 10%.

From March to May 2026, sales activity has picked up, with homes sold rising more than 20% and pending sales also moving higher, even as inventory has grown only modestly. At the same time, months of supply has come down sharply from earlier in the spring, indicating that demand is absorbing listings more quickly.
