Inventory in Southeast Atlanta is tightening even as new listings come on the market. There were 601 homes for sale in February 2026, with 481 new listings and 287 going under contract. Compared with last year, inventory is down 7.4 percent and pending sales have fallen 26.41 percent, showing slower contract flow but fewer options for buyers.
Prices are adjusting as activity cools. The typical home value is about $517,500, which is higher than the broader Atlanta figure of $392,000, and values are still up 9.67 percent from a year ago even after a 0.96 percent monthly dip. List prices are easing too, with the median list price at $458,000, down 1.06 percent month over month, and projections point to a slight further decline to around $455,550 next month.
Homes are taking longer to sell, with the median days on market at 98.5, up more than 20 percent from the prior month and 23.13 percent higher than a year ago, even though the area is still classified as a seller's market with a gauge reading of 21. Only 12.5 percent of recent sales closed above list price, and the average sale-to-list ratio sits just under full price at 0.968, suggesting buyers have a bit more room to negotiate while sellers still hold some leverage.
