Inventory in Augusta-Richmond County has edged higher in this rolling three-month view, with active listings up around 5% year over year. New listings also increased nearly 10% from a year ago, giving buyers more options than they had last spring. Even with more homes on the market, months of supply has tightened sharply to about 2.1 months, keeping conditions tilted toward sellers.

Contract activity shows mixed signals. Homes sold over the rolling period are up about 4% year over year, yet pending sales have fallen nearly 20% from last year, suggesting some recent cooling in new buyer commitments. Buyers who are active now may find slightly less bidding pressure than in the past couple of years, particularly with fewer contracts being written than a year ago.

Prices are still higher than a year ago, with the typical home value up more than 7% year over year, but asking prices have flattened, with the median list price roughly unchanged. The share of homes selling above list has dropped to about 14%, down notably from the much higher levels seen in 2023, and the average sale-to-list ratio has eased to just over 97%. Homes are taking longer to sell than in the intense markets of recent years, with a current median of 56 days on market in this rolling view.
