Inventory in Bleckley County has tightened recently, with active listings down about 20 percent month over month to 33 and roughly flat compared with last year. New listings have slowed sharply, falling more than 50 percent from July and nearly 40 percent year over year, which further limits options for buyers. Even with fewer fresh listings, contract activity has picked up compared with last year, as pending sales have more than doubled year over year while closed sales are edging up slightly.
Pricing is reacting to these shifts in supply and demand. The typical home value has declined about 12 percent year over year and more than 30 percent just since July, signaling that sellers are adjusting expectations. At the same time, the median list price is up nearly 18 percent versus last year and jumped almost 46 percent from the prior month, suggesting some sellers are still testing higher price points.
Homes are taking longer to sell than a year ago, with the median days on market up 18 percent to 57 days, although that is a notable drop from July’s slower pace. Months of supply has climbed to about four months, up roughly 49 percent from last year, but Bleckley County is still classified as a seller’s market and sits slightly tighter than Georgia overall, which has about 5.2 months of supply.
