Inventory in Candler County has tightened recently, with active listings down nearly one-fifth from a year ago and just 27 homes on the market in August. Homes going under contract slowed sharply, as pending sales dropped more than 70 percent year over year and closed sales were also lower. New listings edged slightly higher versus last year, but the pullback in buyer activity has shifted conditions into a clear buyer’s market.
Home prices are reacting in a nuanced way. The typical sale price in August was up more than 50 percent compared with a year earlier, even as the median list price has surged much faster, suggesting sellers are testing higher price points than buyers are willing to meet. Homes are taking much longer to sell, with median days on market more than doubling year over year to about five months, and months of supply has risen to just over four months, up more than 60 percent from last year and a bit tighter than Georgia as a whole.
Negotiation dynamics also reflect cooler demand, with the average sale-to-list ratio hovering around 91 percent and no recent sales closing above asking price. Compared with the broader state, where supply is slightly higher and prices are modestly lower year over year, Candler County stands out for softer demand but stronger price growth at the closing table.
