Compared with a year ago, DeKalb County’s prices have eased while activity has cooled. The typical home value in August 2026 was about $342,600, down nearly 7 percent year over year, and homes sold slipped roughly 6 percent as new listings fell more than 11 percent.
In the latest monthly snapshot, sellers are asking slightly more even as values dip. The median list price is up almost 6 percent from last year, while active listings are down more than 16 percent, pointing to fewer options even in what is labeled a buyer’s market with about 4.7 months of supply.
Looking at how fast homes move, properties are taking a median of 48 days to sell, about a week faster than a year ago. Buyers are still negotiating modest discounts with an average sale-to-list ratio just under 98 percent, and only about 18 percent of homes closing above asking, so pricing strategy matters on both sides.
