Over the past year, DeKalb County’s housing values have climbed, with typical home values up 4.28% even as Georgia as a whole has seen a 1.8% decline. At the same time, buyers are taking longer to commit, as median days on market have jumped 54.17% year over year while pending sales and new listings are down 19.07% and 27.69% respectively.
In February 2026, the typical home value in DeKalb County reached about $359,750, just under the Georgia figure of $370,000, while the median list price sat close by at $358,250. Conditions still lean toward sellers with a seller’s market gauge of 33, even though homes spent a median of 74 days on the market, 26.7% of listings saw price drops, and only about 22.9% of homes sold above list with an average sale-to-list ratio of 0.97.
Looking ahead to March 2026, typical home values are projected to move up to roughly $384,625, and the median list price is expected to edge higher to about $362,402.
