The typical home value in DeKalb County is projected to be $362,500 for the month of December. November’s finalized data reported the typical value of a home in the county to be $350,000—down 2.91% over the previous 12 months. For comparison, state-level data pegged home values at $373,500 in Georgia for the most recent reporting period. That number is expected to float around $375,750 in December.
DeKalb County had 700 new listings and 704 listings that went under contract in November, decreasing the area’s total available inventory to 3,213—down 12.95% from the previous month. Inventory is projected to have further decreased in December.
Of those 3,213 active listings, 25.09% reduced their price in the month of November. The median listing price for homes in DeKalb County fell 7.16% from October to November, bringing the current median listing price to $324,950. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 60 days, compared to 71 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
