North Decatur is seeing relatively lean inventory, with 66 homes for sale and only 2.2 months of supply, which points to limited options for buyers. New listings came in at 31, down about 20 percent from last year, while pending sales rose to 39, a gain of nearly 15 percent. With more homes going under contract even as supply shrinks, properties are moving through the market more quickly than before.
Pricing is shifting in complex ways as this activity plays out. Time on market shortened sharply to a median of 23 days, a drop of about 74 percent from the prior month, even as it ticked up slightly over the past year. About 40.91 percent of sellers adjusted their prices downward, suggesting that buyers are sensitive to list levels despite the Seller's Market conditions indicated by a market gauge of 17.
