Rockdale County is showing fewer homes moving through the pipeline, with both new listings and pending sales dropping sharply from a month earlier. New listings are down nearly a quarter month over month and more than a third from last year, while pending sales are lower by about one fifth in the past month and one third year over year. Just over 17 percent of properties are selling above list, and the average sale-to-list ratio sits near 98 percent, indicating buyers often still negotiate modest discounts. Compared with Georgia overall, Rockdale County’s typical sale price trails the statewide median, while supply levels are similar, offering buyers some relative value.
