Taylor County currently leans toward sellers, with the market gauge signaling a seller’s market. Only eight active listings and just one month of supply point to very limited inventory. Homes are also closing at about 96 percent of their list price, reinforcing that sellers still hold some leverage.

Home values and closed prices have moved sharply in recent months. The typical home value in May was about $194,000, up dramatically from the prior month and roughly 77 percent higher than a year ago. Sales activity has picked up as well, with five homes sold in May, a large month-over-month jump and a strong increase compared with last year. Pending sales have more than doubled year over year, showing that more buyers are getting under contract even with lean supply.

Timing and pace have shifted noticeably compared with earlier periods. Median days on market in May sat at 30 days, longer than April, yet still faster than many points over the past year, while roughly one in five homes sold above list price. Compared with Georgia overall, where there is about 4.6 months of supply and a higher median sale price, Taylor County looks more affordable but much tighter on inventory.
