April’s finalized data reported the typical value of a home in the city to be $346,500—down 1.84% over the previous 12 months. For comparison, county-level data pegged home values at $355,500 in Twin Falls County for the most recent reporting period. That number is expected to float around $349,300 in May.

Twin Falls had 69 new listings and 56 listings that went under contract in April, increasing the area’s total available inventory to 175—up 8.7% from the previous month. Inventory is projected to have further increased in May.

Of those 175 active listings, 38.86% reduced their price in the month of April. The median listing price for homes in Twin Falls grew 6.0% from March to April, bringing the current median listing price to $415,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
