Canyon County is seeing fewer homes available, with active listings down nearly a fifth from last year and also slipping month to month. New listings and pending sales have both declined year over year, pointing to slower contract activity. Even with this cooling, months of supply sits at 2.7, still leaner than Idaho overall at 3.1 months and consistent with a seller’s market reading.
Home values are edging higher over time despite the softer listing and sales volumes. The typical home value is up almost 5 percent from a year ago, while median list price is also higher than last year, showing sellers have retained some pricing power.
Buyers are gaining a bit more breathing room as homes now sit on the market a median of 49 days, longer than in recent summer months but still about 16 percent faster than a year ago. Only about 14 percent of sales close above asking price and the average sale-to-list ratio is just under 100 percent, suggesting most deals are happening very close to list rather than in aggressive bidding wars.
