Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Inventory and contract activity in Canyon County picked up in April. Active listings inched higher from March, while new listings also rose, yet both are still below last year’s levels, suggesting fewer choices than a year ago. Closings jumped sharply month over month, and pending sales matched their March pace, pointing to steady buyer interest.

Prices have been relatively steady despite the pickup in sales. The typical home value in Canyon County is slightly above where it was a year ago, and list prices are also modestly higher than last spring. Compared with the statewide picture, local values sit below the Idaho median, which may help attract cost-conscious buyers.

Time on market has shortened noticeably, with the median days on market dropping from March, even though it is much higher than one year ago. Months of supply moved down from earlier in the year, reinforcing the area’s seller’s market designation, and a larger share of homes sold above list price in April than in recent months. At the same time, the average sale-to-list ratio is just under 100 percent, indicating that many sellers are pricing close to what buyers ultimately pay. These mixed signals can be confusing, so both buyers and sellers can benefit from using Agent Pronto to connect with an experienced local agent who understands current conditions.

Learn more about what Canyon County has to offer.

Canyon County offers residents a balanced, growing community with ample job opportunities, abundant outdoor recreation, and a welcoming, family-friendly quality of life.

Canyon County offers a distinct alternative to nearby Ada County, with a stronger agricultural identity, wider open spaces, and a more grounded small‑town feel. Communities like Nampa and Caldwell serve as hubs for work, education, and entertainment, yet residents are only a short drive from Boise’s larger job market and airport.

Life here often revolves around local events and outdoor access. The restored Indian Creek Plaza in downtown Caldwell hosts concerts, ice skating, and markets that bring neighbors together. Wine enthusiasts explore the Sunnyslope Wine Region along the Snake River corridor, while cyclists and walkers enjoy the Nampa Greenbelt. Families appreciate resources like the Nampa Public Library and the College of Western Idaho’s Nampa Campus.

Local schools, including Caldwell School District, and community recreation through Nampa Parks & Recreation and Caldwell Parks and Recreation, support a strong sense of belonging. Housing options range from historic neighborhoods near downtowns to newer subdivisions on former farmland.

With continued growth in Canyon County, timing and preparation matter. Whether you are selling and want to position your home competitively, or buying and need guidance on fast‑moving inventory and emerging areas, connecting with the right local agent through Agent Pronto helps you move forward with confidence.

“Lynn provides excellent service. She knows the business inside and out. She knows what needs to get done and who can get it done. Very proactive and helpful with suggestions and information. Lynn helped us set up meetings, appointments and stood in as our proxy as we lived out of state and couldn't attend every meeting in person. She is very professional and a great asset. So thankful to have had her working on our behalf. We highly recommend Lynn if you are looking to buy or sell a home.”

“Sydney was the listing agent of the property we were interested in viewing. We had to travel over 11 hours to get to Sandpoint and another offer had come in. Our request was to please let the sellers know that there would likely be an offer coming in, and hoped they would wait for 3 days until we could get there. She relayed that information, and the sellers waited for us. It's sometimes a very hard task to be the listing and selling agent, but Sydney has a skill set that many don't possess and her dual roll in negotiations ended up with the successful contract. Additionally, she helped us by making calls and directed us to proper agencies and professionals to have our questions answered regarding rules and regulations for building a home in the area. Excellent, excellent. Sydney is a jewel!”

“Debbie Taylor was a pleasure to work with. We are moving from out of state, which creates some special concerns. Debbie was always available to answer questions, calm our nerves, and advise us on situations that we had not considered. Debbie went above and beyond by face timing the property, making a floor plan to help us plan our furniture, and guiding us to a list of local professionals that also were extremely helpful, accommodating, and pleasant. She has been very welcoming. I feel like I have a new friend. I would highly recommend Debbie Taylor!”
