Fremont County is leaning toward buyers right now, with a market gauge of 72 and about 5.7 months of supply. Homes are taking a long time to sell, with a median of 143 days on the market. A little more than 11% of listings have had a price drop, and no recent sales closed above list price.

Prices, however, are still moving upward overall, which helps explain the mixed signals. The typical home value is about $524,000, up 9.85% from last year and 4.8% just in the past month, and it sits higher than the Idaho state typical value of roughly $475,800.

On the listing side, the median list price is $696,000, but it has fallen about 17.63% month over month, while inventory has grown to 86 homes, up 17.81% from last month and 4.88% from a year ago. New listings rose to 34 and are up more than 21% year over year, even as pending sales dropped 40%, signaling that buyers have more options and time to negotiate. Looking ahead to April 2026, typical values are projected to reach $536,000, with inventory edging up to about 92 homes and the median list price projected near $621,500.
