Sugar City currently leans toward sellers, with the market gauge at 39 out of 100. Even so, buyers have more leverage than they did a year ago. A higher months-of-supply figure and slower sales pace help explain this mixed picture.

Looking at this rolling three-month view, inventory has built up while prices have eased. Months of supply has surged more than sixfold year over year to about 9 to 10 months, signaling that homes are taking longer to be absorbed. Typical home values are down roughly 12 percent from a year ago, while the median list price is up about 6 percent, showing some disconnect between seller expectations and closed sale prices.

Activity has cooled as well, with homes sold down more than 20 percent and pending sales falling over 40 percent compared with last year. At the same time, new listings are up more than a third, and active listings have climbed nearly 36 percent, putting more options in front of buyers. Homes are spending far longer on the market than a year ago, with median days on market more than tripling, and none of the recent sales closed above list price.
