Conditions differ from the broader Idaho market, where the median sale price is closer to $491,000 and months of supply are a much leaner 2.8. That contrast highlights how Teton County currently offers buyers more options and negotiating room, especially with no recent sales closing above list price. At the same time, strong year-over-year gains in pricing and sales show that well-positioned properties continue to attract serious interest.
