Year over year, Teton County’s typical home value has fallen, even as asking prices have edged higher. Compared with last April, the typical home value is down by more than 10 percent, while the median list price is up nearly 10 percent. At the same time, homes are taking much longer to sell than a year ago, with the median days on market surging and inventory more than doubling in terms of months of supply.

In the latest monthly snapshot for April 2026, the typical home value sits around $693,000 and the median list price is about $941,000. Buyers have far more choices than in the broader Idaho market, with 8.9 months of supply in Teton County versus about 2.9 months statewide.

Recent month-to-month shifts highlight a cooling but active market. Active listings climbed nearly 19 percent from March, while new listings jumped more than 70 percent and pending sales also ticked up, yet closed sales fell sharply during the same period. Homes are still taking time to sell at a median of 140 days on market, but that figure dropped notably from the prior month, suggesting some improved movement.
