Teton County home values have dipped over the past year, down about 4.5 percent while Idaho as a whole inched up 0.36 percent. Inventory is almost flat year over year, slipping just 0.76 percent even as pending sales surged about 145 percent. At the same time, new listings are down roughly 14 percent, pointing to fewer fresh options coming on the market.
March 2026 data shows a typical home value of about $759,000 in Teton County, well above the Idaho average of $475,800. Homes are taking much longer to sell, with the median days on market jumping to 226 days, up more than 225 percent from a year ago and nearly 25 percent from the previous month.
Sellers are still pricing ambitiously, with a median list price of about $1,022,500, and that is projected to rise further to roughly $1,084,250 next month even as the projected typical home value edges down to about $617,358. Inventory holds around 131 homes for sale, translating to roughly 4.5 months of supply and supporting the area’s neutral market gauge of 49.
