Over the past year, Teton County’s housing costs have climbed well above the state overall. Typical home values are up about 12.74% year over year to roughly $1,042,283, compared with Idaho’s $478,400 and a slight statewide decline of 1.3%. At the same time, pending sales have risen 7.41% from last year while inventory is down 3.76%, showing more demand meeting fewer available homes.

Recent monthly data shows some cross-currents beneath those higher prices. Typical home values jumped 16.46% just in the latest month, yet the median list price moved the other way, down about 15.98% to $899,000, which can signal sellers adjusting asking prices to attract buyers. Homes are taking much longer to sell, with median days on market up more than 235% year over year to 181 days and rising 21.48% month over month.

Supply conditions point toward slower movement but still lean toward sellers. There are 128 homes on the market, with about 9.1 months of supply, and only 20 new listings in the latest month, down roughly 61.54% from a year ago. Looking ahead to March 2026, typical values are projected to rise further to about $1,115,925 even as the projected median list price edges down to $813,500 and inventory holds near 128.
