In contrast, median list prices are down about 8 percent over the same period, suggesting sellers are pricing more conservatively despite higher sale values. Inventory has edged lower with active listings slipping roughly 5 percent from a year ago, while homes sold are also down slightly.

Supply has expanded significantly over the past year, with months of supply up more than 75 percent to 8.2, a much looser environment than Idaho overall at 3.1 months. Despite a 24 percent jump in new listings year-over-year, pending sales are down more than 28 percent, underscoring that buyers have options and can take more time to decide. Compared with the statewide median sale price of about $494,000, Teton County sits at a much higher price point, reflecting a distinct local market.
