Year-over-year, Washington County’s home values have climbed sharply, with the typical home value up more than 40 percent and now tracking just under the statewide median. While Idaho as a whole shows only modest price growth, local gains signal much stronger upward pressure on prices in this county.

In the latest May snapshot, buyers saw a median list price that is slightly higher than a year ago but down notably from April, even as the typical sold price jumped month over month. Pending sales surged by more than 40 percent since April and are up over 50 percent from last year, pointing to brisk demand working through the pipeline.

Inventory conditions have shifted as well, with active listings up slightly from a year ago but months of supply dropping compared with last May, keeping Washington County in seller’s market territory. Homes are taking a median of 53 days to sell and are closing at just under 98 percent of list price, with virtually none selling above list.
