Over the rolling three-month period ending in April 2026, Bloomington home values were higher than a year ago while listing prices climbed even faster. The typical home value rose about 8% year over year, while the median list price jumped roughly 19%. Sales activity also picked up, with homes sold up nearly 10% compared with the same time last year.

Recent data shows more options for shoppers but also signals some cooling around bidding wars. Active listings were up about 6% year over year, while new listings actually slipped around 7%, suggesting inventory is building more from slower turnover than from fresh listings. The share of homes selling above list dropped to about 29%, down from much higher levels seen in prior years, and the average sale-to-list ratio edged slightly lower to just under 99%.

Conditions still tilt toward sellers, but they are less intense than in past springs. Months of supply stands at about 2.7, which is higher than last year yet still below the level that would indicate a balanced market, and homes now spend a median of 47 days on the market, up sharply from a year ago.
