Inventory conditions have shifted toward a looser feel, with months of supply up dramatically year over year to 6.4 months, even though Amboy is still categorized as a seller’s market overall. The average sale-to-list ratio has edged slightly lower compared with last year, now sitting just under 98 percent, which underscores that buyers have a bit more room to negotiate while sellers are still achieving prices close to list.
