Homes are spending roughly 48 days on the market, a bit quicker than last year, and about a quarter of sales are closing above the list price, supported by an average sale-to-list ratio just under 98%.
Momentum within this period has shifted somewhat, with homes sold rising strongly from the previous three months while inventory and new listings have only edged up. At the same time, months of supply has pulled back from recent highs, indicating that buyers are working through available listings.
