Inventory in Bureau County has expanded compared with last year, with active listings up more than 15 percent while months of supply has risen sharply to 4.5, well above the 2.9 months seen across Illinois. At the same time, contract activity is mixed, as homes sold are down more than 13 percent year over year even though new listings and pending sales are both slightly higher than a year ago.
Pricing is adjusting to these changing conditions, with the typical home value edging up about 4 percent year over year even as the median list price is slightly lower than a year ago. Sellers are conceding a bit more, as the average sale-to-list ratio has dipped compared with last year and only about 22 percent of homes are closing above the list price.
Conditions have also slowed on the timing side, with the median days on market increasing about 10 percent from last year to 66 days, suggesting buyers have more time to make decisions. Even with that slowdown, over two in five homes still go off the market within two weeks, showing that well-priced and well-presented properties can move quickly.
