Inventory in Rock Island has inched higher on a rolling three-month basis, with active listings up slightly from a year ago while months of supply has fallen by nearly 22 percent to 2.4. Homes sold over the same rolling period have climbed almost 23 percent year over year, even as pending sales are also running higher than last year. This combination of more closings and leaner supply lines up with the area’s seller’s market reading.

Pricing is adjusting to this tighter environment. Homes are taking longer to sell than they did a year ago, with the rolling median days on market now at 41 days, even though roughly half of listings are still going under contract within two weeks. New listings are up compared with last year, helping to refresh options for buyers while keeping overall supply from getting too tight.
