Inventory in Chicago Lawn has tightened, with about 65 homes for sale in March 2026, down roughly 12% from a year ago and 1.5% from the prior month. At the same time, contract activity has cooled slightly, as 77 pending sales represent nearly a 5% drop year over year while new listings are down almost 18%, signaling fewer fresh options for buyers.
Pricing is adjusting to these conditions, with the typical home value at about $265,000, roughly 36% below Chicago’s broader $411,050 level and down 3.64% from last year. Month to month, though, values jumped about 10.4%, and projections for April suggest a further rise to around $277,500, even as the projected median list price holds steady near $299,925.
Homes are taking much longer to sell, with median days on market up to 95, an increase of about 44% from last month and nearly 83% year over year. Even with this slower pace, it is still a seller’s market, supported by limited supply and the fact that roughly 38% of sales close above list price with an average sale-to-list ratio near 0.98.
