Back of the Yards has seen home values trend higher over the past year on a rolling three-month basis. The typical home value is up more than 11% year over year, while across Chicago prices rose about 6%. At the same time, local inventory is tighter than a year ago, with active listings down around 15%.

In the latest rolling three-month period ending in April 2026, the typical home value sits near $233,000 and the median list price is about $268,000, pointing to modest seller pricing power. Sales activity has cooled compared with last year, with homes sold down roughly 24% and new listings off almost 34%, even as months of supply has climbed to 5.8 months, well above Chicago’s 3.6 months.

Homes are taking much longer to sell than a year ago, with the median days on market jumping to 72 days, an increase of more than 250% year over year. Fewer properties are seeing aggressive bidding, as only about 14% sold above list price and the average sale-to-list ratio edged down to just over 95%.
