Inventory on Chicago’s Southwest Side has stayed relatively stable in this rolling three-month view, with active listings down slightly year over year while new listings also dipped a bit. Homes sold and pending sales each slipped less than 1% from a year ago, signaling steady but not surging buyer activity. Months of supply is at 3.5, a touch higher than last year, yet the area still leans toward a seller’s market.
Pricing has been moving upward even as sales volume holds steady. The typical home value is up nearly 7% compared with a year ago, and the median list price has climbed more than 13% year over year, showing sellers are testing higher price points.
