North Shore’s housing numbers shifted upward from January to February 2026, with the typical home value edging up about 1 percent to $625,000 and the median list price jumping more than 10 percent to $689,000. Inventory also increased month over month, rising to 784 homes, while buyers saw homes spend slightly less time on the market at a median of 52 days.

Looking back a year, prices show steady appreciation rather than sudden spikes. Typical home values are up about 2.8 percent year over year, and homes are selling faster, with median days on market down about 7 percent. Activity has cooled somewhat, as pending sales have fallen roughly 18 percent and new listings are down nearly 25 percent compared with last year.

Even with that slowdown in activity, conditions still favor sellers, reflected in a strong seller’s market gauge of 9 and about one-third of recent sales closing above the asking price with an average sale-to-list ratio near 1. In comparison with the broader Chicago market, North Shore’s typical home value of $625,000 sits well above the city’s $390,000 level. Looking ahead to March 2026, projections show typical values near $628,000, a median list price around $721,000, and inventory edging up to 837 homes.
