Looking back over the past year, sales momentum has strengthened while conditions still favor sellers. Homes sold are up more than 14% year over year, and pending sales are nearly 10% higher, signaling steady buyer demand. Typical home values have risen roughly 6% over the year, and about half of recent sales closed above the list price, with an average sale-to-list ratio just over 102%.

Days on market have shortened compared with a year ago, and months of supply is at 2.5, well below Chicago’s roughly 3.1 months, underscoring a tighter seller’s market on the North Shore than in the broader city. With a typical home value far above the Chicago median, the area continues to position itself at the higher end of the metro.
