Douglas County is seeing steady inventory, with 55 active listings in April and no change from the prior month. Homes sold picked up, rising about one-third month over month to 16 closings. New listings, however, dropped sharply from March, which tightens the flow of fresh options for buyers.

Contract activity shows some mixed signals. Pending sales slipped roughly 17 percent from the previous month, even as closed sales increased and months of supply fell from 3.6 to 2.7, reinforcing a seller’s market backdrop.

Pricing has been volatile, with the typical home value around $93,000 in April and down significantly from a year ago, while the median list price climbed more than 15 percent year over year to about $178,000. The average sale-to-list ratio improved month over month to 96.3 percent, yet the share of homes selling above list fell nearly 20 percent from last year. Homes are taking much longer to sell, with median days on market jumping to 81 and up sharply from a year earlier, even though Douglas County’s supply is leaner than the roughly three months of inventory seen statewide in Illinois.
