Douglas County is seeing modest inventory with 55 active listings in May and 2.3 months of supply, which signals a lean seller’s market. Homes are moving more quickly than a month ago, with median days on market dropping from 81 in April to 54 in May. Contract activity is mixed, as homes sold rose slightly to 17 while pending sales slipped to 15.

Pricing has been volatile lately. The typical home value jumped to about $169,000 in May, up sharply from April and more than 50 percent higher than a year earlier, even as the median list price is down more than 20 percent year over year. Sellers are conceding a bit on price, with the average sale-to-list ratio at about 96 percent and only about 6 percent of sales closing above list.

Compared with Illinois overall, Douglas County remains more affordable, with local typical home values roughly half the state median. New listings are down more than 25 percent from last year, which helps keep conditions tilted toward sellers despite softer over-asking bids. At the same time, over half of homes still go off the market within two weeks, showing that well-priced properties attract quick interest.
