Year over year, Ford County’s median sale price in August slipped about 9 percent, while Illinois as a whole saw prices edge up a few percent. At the same time, homes sold locally surged more than 50 percent from last August, signaling that buyers are still active even as prices soften.
Looking at the latest month, listing activity has picked up, with active listings up nearly 30 percent from a year ago and new listings rising more than 30 percent. Despite this added supply, months of inventory has tightened to 2.4 months, down noticeably from last year and slightly below the statewide level of 2.9 months, pointing to a market that still leans toward sellers.
Pricing dynamics show some mixed signals, as the median list price has climbed more than 50 percent year over year even though fewer homes are selling above list and the average sale-to-list ratio has edged down.
