The typical home value is up about 22 percent year over year, with the median list price climbing roughly 29 percent. At the same time, the number of homes actually sold dipped slightly from last year, even as new listings rose more than 47 percent.

In the latest three-month view, inventory and time on market have both expanded, signaling more breathing room for shoppers. Active listings are up nearly 17 percent from a year earlier, and months of supply has more than doubled to 3.5 months, while the median days on market has increased to 72 days.

Only about 11 percent of recent sales closed above the list price, down from higher shares seen in prior years, and roughly 59 percent of homes still go off the market within two weeks.
