Lake County’s housing market is seeing more activity, with inventory at 1,440 homes and 753 new listings in February 2026. At the same time, contract flow has cooled compared with last year, as pending sales are down 21.29 percent year over year, and new listings are 8.62 percent lower.
Prices are adjusting to this balance of supply and demand, with the typical home value at about $370,000, slightly higher than the Illinois average of $298,900. Month over month, typical values dipped 1.46 percent while median list prices jumped 13.35 percent to $425,000, and projections show list prices rising further to about $450,025 next month even as typical values edge down to $367,250.
Homes are taking about 60 days to sell, which is 14.29 percent faster than last month but still 20 percent slower than a year ago, and about 11 percent of listings have had a price drop. Even so, conditions lean toward sellers, with a market gauge of 21, months of supply at 3.2, nearly 38.53 percent of homes selling above list, and an average sale-to-list ratio just under 1.
