Inventory and contract activity in Lake County showed some cooling in September 2026, with active listings slipping about 5 percent from the prior month while new listings also edged down and pending sales declined. Homes sold fell more than 18 percent month over month and were slightly below last year’s level, yet months of supply rose to 2.9, indicating conditions are easing toward better balance even though it is still labeled a seller’s market.
Pricing is adjusting to this slower pace, as the typical home value dipped noticeably from August but remained almost 5 percent higher than a year ago. Sellers are still achieving near-full asking prices with an average sale-to-list ratio just under 100 percent, and more than a third of homes continue to sell above list, even as that share has trended down from the peak of the spring and early summer.
Compared with statewide figures, Lake County’s typical home values sit well above the Illinois median, while months of supply matches the state overall, underscoring both its relative price strength and tight inventory. At the same time, homes here are taking about 50 days to sell on median, unchanged from last month and slightly faster than a year ago, suggesting buyers have a bit more breathing room without dramatically weakening seller leverage.
