Month over month, typical values dipped 1.46 percent while median list prices jumped 13.35 percent to $425,000, and projections show list prices rising further to about $450,025 next month even as typical values edge down to $367,250.
Homes are taking about 60 days to sell, which is 14.29 percent faster than last month but still 20 percent slower than a year ago, and about 11 percent of listings have had a price drop. Even so, conditions lean toward sellers, with a market gauge of 21, months of supply at 3.2, nearly 38.53 percent of homes selling above list, and an average sale-to-list ratio just under 1.
