Grundy County is currently leaning toward a seller’s market, with the market gauge at 34. Months of supply sits at 3.1, just under the level that typically signals a balanced market. Typical home values are higher than the Illinois average, with a median sale price of about $357,000 compared with roughly $328,000 statewide.

Prices have been climbing, with the typical home value up nearly 12 percent from a year ago and more than 6 percent just since March. At the same time, the share of homes selling above list price has dropped to about 27 percent, down more than 20 percent year over year.

Inventory is expanding, giving buyers more to choose from even as sellers still hold some leverage. Active listings are up more than 50 percent compared with last year, and new listings have surged more than 60 percent year over year. Homes are also taking longer to sell, with the median days on market jumping to 50 days and months of supply up sharply from a year ago. Despite that slower pace, sale-to-list ratios remain tight at just under 100 percent, showing sellers are still achieving prices close to asking.
