Lansing’s rolling three-month data through September 2026 shows softening prices compared with a year ago. The typical home value is down about 4 to 5 percent year over year, while the median list price has slipped a bit more modestly. At the same time, homes sold are up roughly 16 percent from last year, signaling more completed deals even as prices ease.
Looking more closely at recent conditions, the typical home value in this period is about $205,000, with a median list price near $213,000. Inventory has tightened somewhat, with active listings down around 6 percent from a year ago and months of supply falling compared with last fall, even as days on market have shortened by more than a week.
Buyer activity is still solid, with pending sales slightly higher than a year earlier and nearly a third of homes selling above list price in this rolling window. Homes are taking a median of 70 days to go under contract, longer than earlier this year but quicker than last September, suggesting a more balanced pace.
