Macoupin County is seeing steady inventory with 157 active listings in August, up compared to a year ago. Homes sold jumped more than 49 percent year over year even as new listings fell nearly 17 percent, pointing to solid buyer demand working through a tighter pipeline of fresh properties. The sale-to-list price ratio has risen to roughly 97 and a half percent, and the share of homes closing above list is up from last year, indicating buyers are still willing to come close to sellers’ expectations. With about 3.3 months of supply, conditions lean toward sellers a bit more than the Illinois average, yet buyers still have options to compare.
