For comparison, state-level data pegged home values at $319,400 in Illinois for the most recent reporting period. That number is expected to float around $322,750 in June.

Macoupin County had 87 active listings in May, including 57 new listings. Overall, active listings were down 3.33% from the previous month.

Of those 87 active listings, 41.38% reduced their price in the month of May. The median listing price for homes in Macoupin County fell 12.62% from April to May, bringing the current median listing price to $142,000. Based on projected data for June, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In May 2025, the median time for a listed property to go pending was 51 days, compared to 52 days in May 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this June.
