Inventory in McHenry County has been building into the spring market, with active listings up nearly 14 percent from March and sitting at 1,418 homes. New listings jumped more than 25 percent month over month, while pending sales climbed over 13 percent, showing that buyers are quickly writing contracts as options expand. Homes are taking a median of 49 days to go under contract, down notably from the prior month and far faster than a year ago, which supports the current seller’s market reading.

Prices are responding to this mix of stronger demand and growing supply in a measured way. The typical home value is up almost 4 percent compared with last year, yet the median list price has only inched up about 3 percent year over year and even dipped slightly from March, suggesting sellers are pricing with care rather than pushing aggressively.

Tightness is still evident, with months of supply at 2.8, well below the roughly three months seen across Illinois overall. More than 41 percent of recent sales closed above list price and the average sale-to-list ratio is essentially at 100 percent, indicating that well-priced homes can still attract strong offers.
