Inventory in Mercer County tightened slightly in April, with about 50 active listings and months of supply dropping to 2.1, down sharply from a year ago and lower than the 3 months seen across Illinois overall. Buyer activity picked up at the same time, as homes sold rose modestly year over year and pending sales jumped more than 50 percent.

Pricing has been responding to this stronger contract flow, with the typical home value up more than 22 percent compared with last year. At the same time, the median list price dipped year over year, and the share of homes selling above list has fallen, suggesting sellers are still finding the market favorable but may be adjusting expectations.

Homes are also moving through the pipeline much faster than a year ago, with the median days on market dropping to just 23 days and nearly half of listings going off-market within two weeks. With fewer listings, rising closed prices, and quick-moving homes, conditions lean toward sellers even as buyers gain some negotiating room on list prices.
