DeKalb County is seeing more homes come on the market, with new listings jumping sharply from June while active inventory also increased to 141 properties. Homes are still moving quickly, taking a median of just 13 days to go under contract, down notably from the prior month. Closed sales also picked up in July, with homes sold rising nearly 39 percent from June even as pending sales grew more modestly.
Prices have been pushing higher as activity has strengthened. The typical home value reached about $284,000 in July, up more than 15 percent from a year earlier, while the median list price climbed almost 18 percent year over year. Despite that pricing strength, the average sale-to-list ratio is holding close to 99 percent, and only about 23 percent of homes are selling above their asking price, a lower share than earlier in the year.
Supply conditions continue to favor sellers, with just 1.6 months of inventory available in DeKalb County compared with about 2.8 months across Indiana as a whole. Even though local home values are now slightly above the state median, buyers are benefiting from more choices than a few months ago and somewhat fewer bidding wars. Sellers, on the other hand, still enjoy fast-moving listings and solid pricing power.
