Inventory in DeKalb County tightened in June, with active listings down about 5% from May and nearly 20% lower than a year ago. New listings also dropped more than 20% year over year, while pending sales fell at a similar pace. Even with fewer homes going under contract, the market is still considered a seller’s market with just 1.6 months of supply.
Pricing has been adjusting to these conditions. The typical home value rose more than 11% from May and is up modestly compared with last year, while the median list price has moved down both month over month and year over year. Homes are taking longer to sell than they did a year ago, with the median days on market now at 22, but more than half of listings still go off the market within two weeks.
Buyer and seller behavior is also shifting. The share of homes selling above list price climbed to about 29%, up sharply from May and higher than last year, and the average sale-to-list ratio in June was just under 100%, showing buyers are paying close to asking prices. Compared with Indiana overall, DeKalb County has lower inventory and fewer months of supply than the state, underscoring local tightness.
