DeKalb County is seeing a steady flow of homes coming on and off the market. In August, there were 61 new listings and 62 pending sales, while 50 homes closed. Inventory has inched up to 154 active listings, giving buyers about 1.9 months of supply in what is still considered a seller’s market.
Prices have eased month over month but remain higher than a year ago. The typical home value is up around 9 percent year over year, while median list prices are also modestly higher than last August, even after a double-digit monthly dip. Homes are still moving quickly, with a median of 10 days on market, which is about 12 percent faster than this time last year and noticeably quicker than the statewide pace.
Buyer interest continues to translate into strong offers, as about 34 percent of recent sales closed above list price and the average sale-to-list ratio is essentially at 100 percent. Compared with Indiana overall, DeKalb County has lower prices and tighter inventory, yet sellers are achieving slightly firmer pricing relative to list. Those conditions point to an active environment where buyers need to be prepared and sellers must price and time their listings carefully.
