November’s finalized data reported the typical value of a home in the city to be $190,000—up 10.14% over the previous 12 months. For comparison, county-level data pegged home values at $210,000 in Noble County for the most recent reporting period. That number is expected to float around $200,030 in December.

Kendallville had 12 new listings and 8 listings that went under contract in November, increasing the area’s total available inventory to 34—up 6.25% from the previous month. Inventory is projected to have further increased in December.

Of those 34 active listings, 29.41% reduced their price in the month of November. The median listing price for homes in Kendallville fell 1.43% from October to November, bringing the current median listing price to $172,400. Based on projected data for December, listing prices may continue to fall.
